We are never still, and always on the look out for the next opportunity. Below we share some of the projects that are in our pipeline.

  • New Build Development - Sussex 1

    Stage 3 Property in conversation with property colleague who has/is gaining planning permission for a development of 4 detached houses in a private gated community in a former paddock. The development consists of 1x 5 bed detached (202 sq/m), 1 x 4 bed detached (195 sq/m) and 2 x 3 bed semi-detached houses (120 & 108 sq/m) a total GIA 725sq/m with a GDV of £2.6m; Build estimate £1.535m; CIL £100k. Resubmitted planning proposal now at appeal so an answer expected in Q4 2024.

  • Commercial to Residential (Sussex and Surrey)

    Three off-market projects under confidential discussion that we have verbal first option if and when they become available.

    (1) Current planning being gained to convert and extend a Sussex commercial property into two residential properties. More details to follow soon.

    (2) Two Commercial opportunities in Surrey with potential to convert into residential units. More details to come soon

  • Planning Gain / New Build (Surrey-within M25)

    Large off-market plot with ‘guaranteed’ development potential as next door was demolished and 8 properties built with a GDV of £5.1m. Asking price circa £850k - potential exit at planning gain and/or build out, option agreement not available!

  • B.E.S.S. (Battery Energy Storage Solution) Planning Gain

    JV with a Stage 3 Property & a Green Energy Co. to gain planning permission to develop numerous battery energy storage facilities (3 identified todate). Each site requires £70k - £350k planning + grid connection costs. Significant uplift in value once planning is gained, allowing for a potential 100% ROI or a % profit split JV.

  • Refurb & Rent/Flip (Sussex 2)

    3 bed Victorian semi-detached in popular central location of a busy Sussex town with good transport links coming to market in poor condition. Great potential to modernise, extend increase value by 50%+ too either sell onwards or refinance and rent out.
